ADA compliance isn't optional

Most lots we walk are out of compliance and the owner has no idea. It's usually a cheap fix — until someone files a complaint.

Where federal ADA fines start for a first violation — before legal costs.

  • 1Not enough accessible stalls. A 100-stall lot needs four, with at least one van-accessible. Lots expand; the striping rarely catches up.
  • 2No van-accessible space. One in every six accessible stalls has to be van-accessible. Older lots often have none.
  • 3Access aisle too narrow. Five feet minimum, eight for van stalls, hatched so nobody parks in it.
  • 4Missing signage. A painted symbol on the ground doesn't count. You need a sign at least 60 inches off the pavement.

Straight answers

How long does paint take to dry?

Traffic paint is dry to the touch in 30 minutes and ready for traffic in about an hour in good conditions. That's why we work nights — we're gone before you open and nobody drives through wet paint.

Do I need to close the lot?

No. We work in sections after hours and cone off only what we're actively painting. If your lot has overnight traffic, tell us and we'll plan around it.

How often should a lot be re-striped?

Every one to three years, depending on traffic and sun exposure. Heavy-traffic retail lots need it yearly; a low-use office lot can go three. If your lines are hard to see at night or in the rain, it's time.

Can you stripe in cold or wet weather?

Pavement needs to be dry and above about 50°F. We won't paint on damp asphalt — it fails within months and we'd be back redoing it for free. If the forecast is wrong, we reschedule rather than risk the job.

What if my lot isn't ADA compliant?

We'll show you exactly what's off, with measurements and photos, and quote the fix. Most issues are correctable with paint and a sign. If a slope problem needs actual pavement work, we'll tell you that honestly rather than paint over it.

Do you handle sealcoating too?

Not currently — we're striping specialists. If your lot needs sealing first, we'll tell you and can recommend someone, then come stripe once it's cured.

How do we pay?

Invoice on completion, net 15 for commercial accounts. Card or check. No deposit for standard jobs.
